Section 106 Planning Obligation Requirements

St. George's: Strategic Regeneration Area Framework

To ensure that development in St George’s enhances the local environment and promotes urban regeneration the City may seek to enter into a legal agreement with private developers under section 106 of the Town and Country Planning Act 1990 . This may include agreement to:

  • Implementation of elements of the City Centre Action Programme as relevant to St. George’s
  • The improvement, extension and creation of new public open spaces
  • Amending traffic circulation and improving facilities for pedestrians and cyclists
  • Changes in Traffic Regulation Orders.
  • The provision and maintenance of public art in the area.
  • Upgrading of street environments, including provision for CCTV camera installation.

In determining the extent of such obligations consideration will be given to the financial viability of schemes and their importance in contributing to the regeneration of the area.
