Summary

The prestigious residential developments at Paddington Basin in West London will provide residents with all the advantages of one of Europe’s largest regeneration schemes. The apartments will benefit from a vibrant waterside location and community facilities that include a health and fitness centre, a childcare nursery, shops and cafés.

With over 185,800 square metres (2 million square feet) of mixed-use development, Paddington Basin represents a major element of the regeneration of Paddington Waterside, a 32 hectare (80 acre) swathe of land to the West of London that stretches from Paddington Station to Edgware Road, between St Mary’s Hospital and the A40 Westway.

The developers of Paddington Basin are Paddington Development Corporation Ltd (PDCL), a joint venture between Multiplex/Chelsfield and European Land.

The residential element of the Paddington Basin development currently comprises three buildings: Paddington Walk, the Winding and Grand Union. The schemes will provide high quality flats, affordable homes and ancillary retail, leisure and community facilities all within walking distance. Residents living at Paddington Basin will have the added advantage of exciting water space and excellent transport connections.

Peter Brett Associates (PBA) was engaged by PDCL to provide a wide range of multi-disciplinary engineering consultancy services for two of the residential schemes, Paddington Walk and The Winding.

The £45 million Paddington Walk building was designed by architects Munkenbeck & Marshall. The development comprises 232 apartments, including 79 affordable homes which are being developed jointly with Peabody Trust, a general charity for the relief of poverty in London. The affordable homes include rented units and shared equity apartments. The shared equity arrangement allows people on lower incomes to buy a percentage of the flat and pay rent for the balance.

Amenities at Paddington Walk include a health and fitness centre, a childcare nursery, a community resource room, play areas, retail outlets and a restaurant. The re-establishment of Hermitage Street as a new tree-lined boulevard providing access to Paddington Basin will be an integral part of the Paddington Walk development.

Problems overcome

Constructed within a heavily constrained site, PBA’s civil and structural engineers identified important design solutions for the basement that made a major contribution to ensuring that the two-level parking basement, the 14-storey tower and the S106 works were delivered to programme and within budget.

PBA’s services included strategic studies, ground investigations, geo-environmental and geotechnical assessments and a contamination appraisal performed on behalf of the project managers, Mace.

PBA’s performance on the Paddington Walk project led to a further commission on the adjacent and larger residential development – The Winding.

The £65 million Winding development is named after a boat turning point to be created in the expanded canal basin. Designed by architects Jestico + Whiles, the new 59 metre (194 feet) high structures will accommodate 600 square metres (6,500 square feet) of retail space at the water’s edge, a 1,500 square metre (16,100 square feet) health club and over 200 high specification residential units.

PBA performed structural design of the 22-storey, copper clad tower of luxury apartments and an adjacent block clad in reconstituted stone that will contain a mix of luxury and affordable housing. The structure has a three-level basement with health facilities at the lower ground floor and commercial spaces at ground level.

The Paddington Waterside development is expected to create more than 30,000 jobs across all sectors, forming an exciting new gateway and urban quarter in West London.
